Tenant Fees:
Refundable Holding Deposit to reserve a property of 1 weeks rent, this is calculated as Monthly Rent x 12/ 52. This holding deposit is refundable after 15 days if your landlord decides not to rent the property to you. Should you provide false or misleading information, fail referencing, withdraw or you fail to take all reasonable steps to enter into an agreement within these 15 days, RedDoor Homes Ltd will retain this holding deposit and you will lose the property. If you move into the property within the 15 days then this holding deposit will be deducted from your first months rent.

Refundable Security Deposit which is 5 weeks rent where the annual rent is less than £50,000 or 6 weeks rent where the total amount of rent is £50,000 or above. This deposit is held and protected by us or passed to your Landlord and protected in one of the government schemes.

Rent payable by standing order in advance at regular, specified intervals. All payments should be made 72 hours prior to your rent due date to allow for clearance.

Change of tenancy - a fee to change the tenancy is applicable where a tenant requests the change, this will be £50 per change or reasonable costs incurred if the work involved amounts to more than £50. Change of tenancy could include change of occupier, adding or removing a clause in the tenancy or for anything relating to obtaining permission from your landlord (examples of this would be keeping a pet or decorating etc).

Charges for Early Termination of your tenancy, should you request to leave the property early and break your contract you will be charged all reasonable costs incurred by your landlord for permitting and arranging for you to leave early. This will include any marketing, agency fees and referencing costs the landlord will incur from reletting the property early.

As a tenant you are responsible for all payments in respect to the utilities, communication services, TV licence, council tax and any other service you use whilst you are a tenant of that property.

You will be charged default fees for late payment of rent and replacement of lost keys/ security devices as per your tenancy agreement. Late payment of rent will be charged on rent more than 14 days overdue at 3% above the Bank of England’s annual percentage rate for each day that the payment is outstanding (for a late rent payment) or the reasonable costs incurred for organising a replacement key or security device
